Developed by PlazaCorp, the mixed-use redevelopment brings 82 new apartments to market across three interconnected historic structures — a layered property that dates back to 1872, when it first housed the Lawrence & Chapin Iron Works.
Rather than starting from a blank slate, Ironworks evolved through generations of additions, including expansions in 1906, the 1950s, and a new three-story addition completed in 2025. That architectural patchwork defines both the project’s character and its complexity. According to PlazaCorp’s project and design teams, adaptive reuse requires flexibility, creativity, and constant problem-solving. Opening up century-old walls often reveals unexpected challenges, demanding design adjustments that preserve historic integrity while delivering modern, livable spaces.
The result is a building where history is intentionally visible. Exposed structural elements and varied layouts reflect the property’s evolution over time. All 82 apartments feature unique floor plans, offering a diverse mix of living options in the heart of downtown.
Ironworks also sits at the center of Kalamazoo’s broader revitalization efforts. Located near the city’s new event center and within walking distance of Arcadia Creek’s Festival Site, the development supports a more walkable, experience-driven downtown. A 6,000-square-foot ground-floor commercial space is positioned to bring additional energy to the corridor, complementing the built-in foot traffic created by residents above.
As leasing continues and final occupancy approaches, Ironworks stands as both a milestone and a signal of what’s ahead.
